Summary

Prepares real estate appraisals, appraisal reviews, market analysis, disposition analysis, land value estimates, and other work to support Salt River Project's real property initiatives.    

What You'll Do

·    Prepares state-certified appraisals for real estate sales, leases, as well as for the acquisition of easements, rights-of-way, and land.
·    Follows current USPAP Guidelines for all appraisals, appraisal reviews, and other services.  
·    Interfaces with legal counsel to support litigation for condemnations and provides expert court testimony.
·    Reviews appraisals prepared by independent appraisers and submitted by agencies.  
·    Analyzes complex engineering and land use plans and title reports.  
·    Experience with Cost, Sales Comparison, and Income Approaches to value.  Applies cost estimation and depreciation programs within the cost approach, direct and yield capitalization methods, and discounted cash flow methodologies.    
·    Represents SRP at hearings before city councils, zoning commissions, and other state or federal governmental bodies.
·    Analyzes pending local, state and federal legislation pertaining to real estate or appraisal practices.
·    Manages retention programs for all appraisal documents according to SRP guidelines and as well as adheres to USPAP record keeping rules. 

What It Takes To Succeed

  • Must have current Arizona State certification as Arizona certified general real estate appraiser.
  • Ten years of appraisal experience preferred.  
  • Additional coursework and designations from Appraisal Institute - MAI; ASA - American Society of Appraisers; International Right of Way Association - SR/WA; American Society of Farm Managers and Rural Appraisers - ARA; Certified Commercial Investment Manager - CCIM and/or other allied associations are preferred.
  • Actively involved in local real estate appraisal and real estate associations.

Experience

A minimum of three years of related experience is required (if no degree, seven years of relevant experience or an equivalent combination of education and related experience totaling seven years). 

 

Education

A bachelor’s degree related to the assignment from an accredited institution is preferred.

 

Hybrid Workplace

SRP currently offers a hybrid workplace, which allows employees whose jobs can be performed remotely, and who have sufficient technical capability, to telework up to three days per week. Although teleworking is available, all employees must live and work in Arizona.
